When wood floors get old and lose color and the shiny luster look, the solution comes to mind is sanding and then refinishing. This solution sometimes can be a totally wrong perception of the situation.

Wood floors are generally protected by a coating which eventually becomes scratched or dull depending upon the usage or placement of the floors.  If the damage on the floor is shallow, for example on the coating of the flooring and not the flooring, then it can be easily fixed by the help of another coat of polyurethane.  The need of floor refinishing will not be required in this situation. The coating will be done over the old finish and the floor will become shiny as before. Re-coating is not a very lengthy process. This can be done within a couple of hours. But the main task is to clean up the flooring before the coating can be applied.  Cleaning the floor involves roughing up the existing finish, which can be very dusty. This is the only thing that can be time consuming, other than that re-coating is a fairly quick process.

Re-coating can only be done on solid wood, laminate floors and parquet flooring. In older times, the finish products were different to the products available in these days. On older floors, perhaps very old floors, the new finishing products won’t really stick.  In such case the best thing to do is undergo a floor sanding job and then apply the finish.
